Maintain Common Areas for Community Associations and Apartment Complexes
Homeowners associations and apartment communities with common areas such as clubhouses and lighted entrances require constant attention to maintain. Our maintenance team can set up a Common Area Maintenance Inspection (CAMI) for routine maintenance such as checking lights, replacing HVAC filters, and be available for unscheduled emergencies when needed. Our Project Managers can also work with you and the Manager for larger projects such as paving or renovations.
Coordinate Major Projects and Contractors
When major repairs or renovations are needed, the Property Manager, Community Manager, or Project Manager we will collect bids from the area’s best contractors to help keep your costs low while ensuring the job is done well. You will be contacted for approval on all repairs above a specified amount. We will then schedule and coordinate the repairs with the contractors and the property’s occupant. Our team supervises capital reserve projects.
Inspection of Completed Repairs
We will inspect all major repairs on the property to ensure that the work was done well before we pay any of the bills.
Recommendations for Property Improvements
Keeping up with improvements around your property is important to maintaining the value of your property. We will perform scheduled inspections of your property, and then provide recommendations for maintenance and improvements that will maintain and improve the value of the property. We will also oversee the maintenance and inspections. Rental properties are generally checked bi-annually, and community association common areas are checked at varied intervals, depending on community type, traffic, and Board preference. Intervals can be daily, weekly, bi-monthly, monthly, quarterly, or annually.
